- Goals: is this income, growth, or diversification?
- Time horizon: when would you ideally exit?
- Worst case: how would you feel if resale took longer than expected?
- Concentration: how much of your net worth is in illiquid assets?
- Fees: have you summed entry, recurring, and exit costs?
- Operator quality: who is the asset manager and what is their track record?
- Documentation: have you read the key terms, not only the marketing summary?
